✅ Seasonal Home Maintenance Checklist

Use this guide to stay on top of important home maintenance tasks throughout the year. Organized by season for easy reference.


🌸 Spring

  • Inspect children’s backyard play equipment for safety.
  • Check wood decks and concrete patios for damage or deterioration.
  • Ensure nightlights at the top and bottom of all stairways are working.
  • Inspect exterior siding for signs of wear or damage.
  • Test and secure all window and door locks.
  • Examine water hoses on the washing machine, refrigerator, icemaker, and dishwasher for cracks or bubbles.
  • Create and practice a family emergency escape plan.

☀️ Summer

  • Inspect the roof for damage.
  • Check fascia boards and trim for signs of deterioration.
  • Schedule an air conditioning inspection and maintenance with a licensed contractor (per manufacturer’s recommendations).
  • Inspect the water heater for rust, leaks, or other issues.
  • Check the home for water leaks.
  • Replace extension cords that are brittle, worn, or damaged.
  • Inspect fire extinguishers and replace if necessary.

🍂 Fall

  • Check your home for water leaks.
  • Have your heating system inspected by a professional.
  • Protect pipes from freezing.
  • Test your emergency generator.
  • Schedule a certified chimney sweep to inspect and clean flues; check the fireplace damper.
  • Remove birds’ nests from chimney flues and outdoor light fixtures.
  • Replace batteries and clean the covers of smoke and carbon monoxide detectors.
  • Blow out your lawn irrigation system.
  • Check caulking/weatherstripping around windows and doors to reduce heating and cooling costs.
  • Inspect bathroom fixture caulking to prevent water damage.
  • Run all gas-powered lawn equipment until fuel is depleted.

❄️ Winter

  • Clean gutters and downspouts to prevent ice dams and water damage.
  • Ensure firewood stored outdoors is at least 20 feet from your home’s foundation.
  • Replace window screens with storm windows.
  • Make sure responsible household members know how to shut off the main gas valve and appliance valves.
  • Clean the clothes dryer exhaust duct, damper, and the area beneath the dryer.
  • Check that all electrical holiday decorations are securely connected.
  • Clean the kitchen exhaust hood and replace or clean the air filter.
  • Test all Ground Fault Circuit Interrupter (GFCI) outlets.

  • Contact your InterNACHI® Certified Home Inspector to schedule a home maintenance inspection as part of your regular upkeep routine.
