🏠 Home Winterization Guide

Winterization is the process of preparing a home for the harsh conditions of winter. It’s typically done in the fall, before freezing temperatures and snowfall arrive. Proper winterization helps prevent:

  • Burst pipes from freezing temperatures
  • Heat loss through drafts or poor insulation
  • Damage to outdoor systems and structures

🔥 Heating System

Since the heating system sees its heaviest use in winter, inspect it early:

  • Raise the thermostat to test the furnace. If it doesn’t respond quickly, it may need repair.
  • Replace the air filter at least once per season.
  • If your furnace uses oil or propane, fill the tank before winter.

❄️ Cooling System

Shut down and protect cooling components before winter sets in:

  • Use a hose to clear debris from the outdoor AC unit.
  • Cover the unit with a breathable, waterproof cover to prevent rust and freezing.
  • Remove window air conditioners to prevent drafts and internal damage.
  • Reverse ceiling fans to rotate clockwise, pushing warm air down from the ceiling.

🪟 Building Envelope

A well-sealed building envelope reduces heat loss and energy costs:

  • Check for air leaks around windows, doors, and outlets.
  • Test for drafts using your hand or an incense stick.
  • Seal leaks with weatherstripping, caulk, or insulation tape.
  • Inspect attic insulation—12 inches is recommended for homes in colder climates.
  • Install storm doors and windows for added protection.

🧱 Insulation

Proper insulation keeps your home warm and energy-efficient:

  • Inspect insulation in attics, basements, and crawlspaces.
  • Install additional insulation where needed.

🧱 Chimney & Fireplace

Make sure your fireplace is safe and efficient before winter use:

  • Have the chimney inspected and cleaned by a certified professional.
  • Ensure the damper opens and closes easily.
  • Test for proper airflow—smoke should rise up the chimney.
  • Check for animals or debris in the flue.
  • Keep the damper closed when not in use to prevent heat loss.
  • Install glass doors for added insulation.

🪜 Roof & Gutters

Prevent costly roof and gutter damage from ice and snow:

  • Clean gutters and downspouts to prevent ice dams.
  • Remove debris such as leaves and pine needles.
  • Replace any missing or damaged shingles.

đźšż Plumbing System

Frozen pipes are one of the most common (and costly) winter issues. Prevent them with the following steps:

  • Insulate all exposed water pipes in attics, basements, crawlspaces, and garages.
  • Use foam or fiberglass insulation sleeves from hardware stores.
  • Shut off and drain water to outdoor spigots and sprinkler systems.
  • Use compressed air to purge sprinkler lines.
  • Maintain a safe indoor temperature, even in unheated areas.
  • Homes in cold climates may benefit from plastic plumbing, which is more tolerant of freezing.

🌳 Landscaping

Protect outdoor furniture and decks:

  • Cover patio furniture to prevent damage.
  • Apply sealant to decks if needed.

🏚️ Winterizing an Unoccupied Home

If a home will be unoccupied during the winter (e.g., seasonal homes or foreclosures), winterization is critical to avoid severe damage:

  • Drain all plumbing—including toilets, water tanks, and pumps.
  • Pour antifreeze into toilets and plumbing traps.
  • Open all faucets and leave them open.
  • Unplug all non-essential appliances, including refrigerators.
  • If the house will be empty and no electricity is needed, shut off power at the main breaker.

âś… Summary

  • Start winterizing in fall, before freezing temperatures arrive.
  • Focus on heating, plumbing, insulation, and sealing air leaks.
  • Schedule professional inspections when necessary (chimney, furnace, AC, roof).
  • Winterization is especially important for homes that will remain unoccupied during cold months.
